The site is located at the northern gateway of Hornsby Town Centre. It is a true landmark site: on the brow of the ridge; at the bridge for which Bridge Street is named; having four-frontages and; it is large enough to offer a complete answer to the opportunities and challenges of its location. This proposal has been developed on behalf of H & J Vakili a significant landowner on Sydney’s Northshore and within Hornsby Town Centre with regard to their land at 18 Bridge Road.
The scheme presented in this Development Proposal has been developed in response to Hornsby Council’s Town Centre Review. The aspiration to revitalise the town centre must be achieved, given the aging and poor quality of buildings, along with a limited number of options for feasible retail or commercial investment. The establishing of a clear planning framework and the reworking of the planning controls is vital to encouraging investment in the the Hornsby Town Centre.
This submission includes a built form proposal which illustrates a future development outcome for the site. It identifies the opportunity for a new mixed-use development within the Town Centre. The site marks northern gateway to the Hornsby, establishing a landmark on the Main Northern Rail Line. Our initial concept for the site will be further revisited following the exhibition of the Hornsby Town Centre Urban Design Study currently being prepared. This site will form a key part of the overall transformation of Hornsby and provides increased opportunities for ground floor retail, commercial uses and a vital mix of residential uses.
